One decision we made early: keep density low at 92 units per acre.
Most developers pack in 150-200 units per acre. We could’ve done that too—built 400+ apartments instead of 276, made more money.
But here’s what we learned in Bangalore: density directly impacts how much people enjoy amenities.
Same gym, 300 residents = you get to use it when you want Same gym, 600 residents = good luck finding free equipment on weekends
Same pool, 300 residents = pleasant weekend swim Same pool, 600 residents = more like a public bath
We chose lower density because we’ve seen what happens with overcrowded amenities. Residents get frustrated, stop using them, complain that amenities are useless. It becomes a vicious cycle.
Is it better business to build fewer apartments at lower density? Honestly, no. We make less money this way. But we make happier residents, and that’s worth something for a company trying to build reputation in a new city.
How Do We Compare to Other Projects in Kollur?
Look, we’re not going to bad-mouth other builders. The best apartments in Kollur depends on what you need.
Bigger projects like Anvita Ivana have more extensive facilities because they have more residents to support them. Their clubhouse is bigger, they have more sports facilities. Trade-off is you’re sharing with 1,750+ other apartments. Some people like that energy. Others find it crowded.
Projects like GHR Callisto have that impressive IGBC green certification and massive 50,000 sq ft clubhouse. They’re doing great work. They’re also priced higher. You pay for what you get.
Projects like Hallmark Hampton keep it simple—good basics, not a lot of fancy extras. Their philosophy is do the essentials really well and skip the fluff. Totally valid approach, just different from ours.
Our approach is comprehensive amenities (covering fitness, recreation, kids, seniors, pets) in a low-density setting, at competitive pricing. We’re trying to give you more than you’d expect at this price point.
Why? Because we’re new to Hyderabad. We can’t charge Aparna or My Home prices because we don’t have that brand recognition here yet. So we over-deliver on amenities to compete.
Is that sustainable long-term? We’ll see. But for buyers right now, it means you get more value.

Handover timeline. When do amenities get completed relative to possession? We’re completing amenities with the apartments, not six months later. This is in the agreement.
Equipment quality. What brand gym equipment? What kind of pool filtration? We use decent brands—not the absolute premium but not cheap knock-offs either. Ask us specifics, we’ll tell you.
These questions tell us you’re serious. We respect that.
Being Honest About What We Don’t Have
In the interest of transparency, here’s what we’re NOT offering at Vaishno Sapphire:
No theater room. Some luxury projects have mini-theaters. We don’t. Felt like it wouldn’t get used enough to justify the cost.
No spa or sauna. Again, luxury feature that drives up maintenance costs significantly. We skipped it to keep costs reasonable.
No separate library or reading room. The clubhouse has sitting areas but no dedicated library. You can bring your books to the gardens though.
No tennis court. We have badminton and basketball but not tennis. Space constraints and cost. Tennis courts eat up a lot of room.
No retail shops in the complex. Some big townships have stores inside. We don’t. There are shops nearby, and honestly, we wanted to maximize green space instead.
