Multi-functional: Fitness area, indoor games, social spaces, party hall, outdoor connection—something for everyone.

Well-designed: Natural light, good ventilation, spaces that feel inviting, not institutional.

Quality equipment: Good brands, proper maintenance contracts, regular replacement schedule.

Active management: Events organized, activities scheduled, community engaged. The hardware matters, but software (community activation) matters more.

The Vaishno Sapphire Clubhouse: What We’re Actually Creating

Let’s get specific about what we’re building in Kollur. Not vague promises—actual details.

The Space: Designed for Real Use

Total clubhouse area: Approximately 8,000 sq ft (we’re finalizing exact specifications, but it won’t be less than this).

Why this size? We have 276 apartments. That’s roughly 29 sq ft per apartment of clubhouse space, which is a decent ratio. You should actually be able to use it without fighting crowds.

Layout philosophy: We worked with an architect who’s designed clubhouses before. The goal was creating different zones that can work simultaneously without interfering:

Fitness zone (one section): Gym equipment, yoga space, some area for stretching and free exercises.

Why Low Density Makes All This Better

Here’s something that matters: Vaishno Sapphire has only 92 units per acre. Total 276 apartments on 2.7 acres.

Compare this to projects with 150-200 units per acre, and suddenly our amenities-per-person ratio looks very different.

Same 8,000 sq ft clubhouse:

  • With 300 residents = 27 sq ft per apartment
  • With 600 residents = 13 sq ft per apartment

Same swimming pool:

  • With 300 people = you can actually swim
  • With 600 people = it’s a bathing ghat on weekends

Same sports courts:

  • With fewer residents = you can book a slot when you want
  • With more residents = good luck playing on Sunday

We chose lower density because we’ve seen overcrowded amenities in our visits to various projects. Residents get frustrated, stop using facilities, complain that amenities are worthless.

It costs us money—we could’ve built 400+ apartments instead of 276. But we think it’ll create happier residents. And happy residents refer their friends.

How We’ll Activate the Community (The Part Most Builders Skip)

Here’s what we learned in Bangalore: beautiful clubhouse with great equipment isn’t enough. You need programming.

At Vaishno Sapphire, we’re planning:

Regular activities:

  • Weekend movie nights in the banquet hall
  • Yoga classes in the mornings (we’ll arrange instructor first 6 months)
  • Festival celebrations (Diwali, Holi, Ugadi, Christmas—we’ll facilitate, residents organize)

Here’s our approach on 2&3bhk apartments for sale in kollur:

2BHK apartments: Starting around ₹72 lakhs (1,365 sq ft onwards)

3BHK apartments: Range from ₹85 lakhs to ₹1.08 crores depending on size (1,520 to 2,034 sq ft)

These prices include the clubhouse and all amenities. No separate “clubhouse charges” or surprise fees later. What we quote is what you pay (plus government charges like stamp duty and registration, obviously).

Are we the cheapest in Kollur? No. There are projects at ₹4,500-5,000 per sq ft.

Are we the most expensive? Also no. Luxury projects go up to ₹7,000-8,000 per sq ft.

We’re in between—around ₹5,500 per sq ft—because we’re offering premium amenities at mid-segment pricing. We can do this because we don’t have brand premium in Hyderabad yet (we’re new here), so we’re pricing to prove ourselves.

Once we deliver Sapphire successfully, our next Hyderabad project will probably be priced higher. But for Sapphire buyers, you get the advantage of our “establishing reputation” pricing.

The Maintenance Question

People always ask: “Great amenities, but maintenance will be ₹10 per sq ft, right?”

No. We’re estimating ₹3-4 per sq ft monthly maintenance.

How? Because lower density means fewer residents sharing costs. And we’ve designed systems to be efficient—proper equipment that doesn’t break constantly, LED lighting, energy-efficient AC, water recycling.

Also, we’ve built this into our planning from the start. We haven’t over-promised amenities we can’t maintain affordably.

The 11,000 sq ft clubhouse and all facilities should run at ₹3-4 per sq ft for residents. That’s our commitment.

What We Learned from Bangalore That We’re Applying Here

After 11 years and 10+ clubhouses, here’s what worked:

Location matters: Clubhouse should be central, easy to reach from all towers. Ours is centrally located with clear pathways.

Ground floor is better: Our clubhouse is ground floor with outdoor connection. Better accessibility, better integration with other amenities.

Natural light makes huge difference: Dark clubhouses feel depressing. We’ve designed with large windows, natural light throughout.

Quality over quantity: Better to have 5 great facilities than 15 mediocre ones. We’ve focused on things people actually use.

Community management matters: The best clubhouse with zero community activation sits empty. We’re planning activation from day one.

Maintenance from day one: We don’t wait for “society formation” to start maintaining. From possession, we have maintenance team ready.
