There are schools nearby—Gaudium International, Narayana, and others. Hospitals within 10-15 minutes. Shopping? That’s the weak point, honestly. No major mall in Kollur itself. You’ll drive to Tellapur or take the ORR for serious shopping.

But if most of your shopping’s online anyway (like most of us), it’s not a dealbreaker.

We’re at about ₹5,500 per square foot. In Kollur, that’s competitive but not the cheapest. You’ll find projects at ₹4,800, and you’ll find others at ₹6,500.

Why aren’t we the cheapest? Because we’re not compromising on construction quality or amenities. The cheapest option usually has corners cut somewhere—materials, finishes, amenities that exist only in brochures.

Why aren’t we the most expensive? Because we don’t have brand premium yet in Hyderabad. Established builders can charge more because of their name. We have to earn that.

A 3BHK from us will cost you around ₹80-90 lakhs depending on size and floor. Same thing in Gachibowli? You’re at ₹1.5 crores minimum. That’s the Kollur advantage.

Space to Breathe

We’ve designed Vaishno Sapphire with only 92 units per acre. Most builders pack in 150-200 units to maximize profits.

More units = more money for the builder, but worse life for you. Crowded amenities, traffic jams inside the complex, parking nightmares, long waits for elevators.

These things sound basic, but you’d be surprised how many expensive apartments mess up the basics.

Construction might delay. Every builder in India faces this. Material costs spike, labor shortages happen, government approvals take time. We target August 2028, but it might be December 2028 or March 2029. Plan accordingly.

Kollur’s still developing. It’s not Banjara Hills. Some infrastructure is coming, some is already there, but it’s not fully mature. You’re betting on the area improving over time.

Resale in short term could be tricky. Because we’re not a big Hyderabad name yet, if you sell in 2-3 years, you might have to price competitively. But if you hold for 5-7 years, this problem disappears.

We want you to go in with eyes open.
